What is an Electrical Installation Condition Report, why do I need one, and how often do I need to update it?

New government legislation calls for all private Landlords to have an up to date Electrical Installation Condition Report (EICR). Just like the old Periodic Inspection Report (PIR), the EICR needs to be updated every five years or when there is a change of occupancy.

What is an Electrical Installation Condition Report (EICR)?

From 1st July 2020, all private landlords welcoming new tenants will need to ensure their properties meet minimum Electrical Safety Standards. For properties with existing tenants, these standards will need to be met by 1st April 2021. The legislation behind the new Electrical Safety Standards in the Private Rented Sector (1) also states that landlords will then need to prove their properties meet these new Safety Standards. Only qualified electricians can issue EICRs, which prove compliance with the new Safety Standards. EICRs must then be renewed every five years or whenever there is a change of occupancy at a particular property.

How much does it cost to not get an EICR for your properties?

Enforcement of these new Regulations will fall to Local Authorities, which will have the power to enforce a number of recourses against landlords that can’t provide an EIC. The first recourse will be ordering remedial work to take place in properties and then forcibly recovering costs from landlords. Other measures available, however, include handing out fines and financial penalties of up to £30,000 (2).
