Electrical inspection and testing is a crucial part of managing a home or business to ensure and maintain electrical safety for residents, tenants and employees. PAT Testing


Portable appliance testing (PAT testing) is the electrical testing procedure where electrical appliances are routinely checked to verify that they are safe to use. PAT testing regulations require that employers and landlords ensure that their electrical appliances are are safe for use and suitable for the intended purposes. PAT testing should be done regularly to spot hazards such as exposed electrical parts, damaged insulation, improper earthing and incorrect fuse size.

Upon completion of the portable appliance inspection and testing, our certified electricians provide a report that includes an inventory of each appliance, test results for each appliance and a list of any failed items with an explanation for failure. Each appliance will also be labelled with a visible pass or fail along with the date of the inspection.

EICR Testing


Electrical Installation Condition Reports (EICR) are produced when periodic electrical inspection & testing is carried out to a building or property by a certified electrician. It is recommended that periodic inspection and testing is carried out one every five years at business premises and once every ten years in residential properties (or at any change of occupancy).

During EICR testing, your electrician will check the electrical installation against the national safety standard for electrical installations (BS7671) and provide an EICR report which will state whether the premises is satisfactory or requires any remedial work to achieve satisfactory status.

Landlord Electrical Safety Certificates


A Landlord Electrical Safety Certificate or Landlord Electrical Safety Test are common ways of referring to the Electrical Installation Condition Report (EICR) detailed in the EIRC Testing section above. Since June of 2020, landlords are required by law to have an up to date EICR, which, similar to the old Periodic Inspection Report (PIR), must be updated every five years or when there is a change of occupancy.

Electrical Installation Certificates


An Electrical Installation Certificate or a Minor Electrical Installation Works Certificate should normally be issued by your electrician as part of any electrical installation work (additions or alterations). This is required as part of Building Regulations in England and Wales to ensure that domestic electrical work is completed to a safe standard and allows for safe maintenance and alteration in the future.

On occasion, homeowners find that they can’t produce their Electrical Installation Certificate due to be it being lost or not provided in the first place. This can be a problem when it comes to selling the property but there are some solutions available. Contacting the original electrician to redo the certificate should be the first port of call, but if this isn’t possible getting an electrician to carry out a Electrical Installation Condition Report should reassure potential buyers that the electrical work is safe and compliant.
